Imagine a bustling Vancouver neighborhood transformed by a towering addition to its skyline. A 26-story rental housing project is proposed for West Broadway, just a stone's throw from the future South Granville SkyTrain station. But here's where it gets interesting: this isn't just about adding height; it's about reimagining a space that's been a local fixture for decades.

Currently, a two-story commercial building sits at 1668 West Broadway in the Fairview area, home to various businesses, including a revolving door of Asian cuisine restaurants—most recently, Feel City BBQ. Last year, Unicorn Properties and W.T. Leung Architects submitted a rezoning application to replace this structure with a mixed-use tower, blending residential and commercial spaces.

And this is the part most people miss: the proposal isn't just about luxury living. Under Vancouver’s Broadway Plan, the tower would include 208 purpose-built rental homes, with 166 market-rate units and 42 below-market units. This mix of housing types aims to address the city’s pressing need for affordable options. The unit breakdown? 109 one-bedrooms, 22 one-bedrooms with dens, 57 two-bedrooms, and 20 three-bedrooms—a variety designed to cater to diverse households.

The tower’s design is equally thoughtful. The second level will feature a few rental units alongside 4,800 sq. ft. of commercial office space and shared indoor/outdoor amenities for residents. The third level will offer additional resident amenities, while the ground floor will bring 8,200 sq. ft. of retail and restaurant space to activate the West Broadway frontage.

Parking? Covered. The project includes 119 vehicle stalls across three underground levels and five car-share stalls in the laneway. Altogether, the tower will span approximately 162,000 sq. ft., achieving a floor area ratio density 8.6 times greater than the 18,750 sq. ft. lot size.

But here’s the controversial part: while the project promises to add much-needed housing, some may question its scale or impact on the neighborhood’s character.
